Whether you're dealing with ice dams in February or a severe thunderstorm in August, being proactive about home maintenance is one of the smartest financial decisions you can make. Winter: Guard Against Cold-Weather Damage

Ohio winters can be brutal. Frozen pipes are one of the most common — and most expensive — home insurance claims in the Midwest. A single burst pipe can cause tens of thousands of dollars in water damage. Here's how to prevent it:

  • Insulate pipes in unheated spaces like garages, crawl spaces, and exterior walls.

Keep your home's humidity below 50% with air conditioning or a dehumidifier. Check your AC unit before the heat arrives — a breakdown in July is both uncomfortable and expensive.

Fall: Get Ready Before the Cold Returns

Fall is the ideal time to complete a full home inspection before winter sets in:

  • Seal gaps around windows and doors to prevent drafts and moisture intrusion.
  • Check your roof one more time before snow arrives.
  • Drain and winterize irrigation systems and outdoor faucets.
  • Stock emergency supplies — flashlights, batteries, bottled water — in case of winter storms.
